Compliance, projects and insurance

Specialism

Fire doors and firestopping

A fire door is an assembly, not a leaf. We assess each door against measurable tolerances and manufacturer instructions, recommend compliant repair before replacement wherever possible and provide the records a responsible person needs. Firestopping remedials restore compartmentation where services pass through walls and floors.

Inspection and reporting

  • Survey of fire door assemblies against BS 8214, Approved Document B and the manufacturer's installation instructions
  • Assessment of leaf and frame condition, lipping, gaps and threshold, intumescent strips and smoke seals, closers, hinges, locks and ironmongery, glazing and signage
  • Defect-by-defect report with photographs, measurements and a priority rating per door
  • Priced remedial schedule mapped to a clear cost plan, with options where there is a genuine choice

Remedial works and installation

  • Gap adjustment, lipping, seal replacement, closer and hinge replacement, glazing and signage
  • FD30 and FD60 door set supply and installation where a door cannot be brought back to standard
  • Flat entrance doors, communal corridor doors, riser and plant room doors

Firestopping and compartmentation

  • Fire-stopping of service penetrations through compartment walls and floors
  • Cavity barriers, riser and cupboard remedials
  • Tested products installed to the manufacturer's details, with product data and photographic records for the fire safety file

Maintenance and regulatory support

  • Inspection records supporting quarterly communal fire door checks and annual flat entrance door checks for buildings over 11 metres under the Fire Safety (England) Regulations 2022
  • Door-by-door asset register and resident communication templates
  • Completion reports with before and after photographs for each door

Our approach: replacement is recommended only where a door cannot be repaired to a compliant standard. This keeps programmes proportionate and defensible for the leaseholders who ultimately fund them.
